• Valuation Review Form ("VRF") Report - The VRF is designed to satisfy each equity lender's need for a simple review option that delivers well-supported review findings. The VRF Report incorporates standard appraisal review guidelines to determine the appropriateness and accuracy of the appraised value and scope of assignment. Reviews are completed by licensed appraisers and trained specialists, saving you time and money that would otherwise be spent on a review by an outside appraiser.
• Desk Review Form 2006 - An appraisal desk review is performed by a valuation expert and can be used for loan decisioning or compliance (portfolio review). Market characteristics and AVM results are examined. An analyst does not provide a value, and results are delivered to reflect "pass" or "fail."
• Field Review FNMA Form - First American provides a nationwide network of appraisers to conduct field reviews of the highest quality. The FNMA 2000 Field Review provides the consumer with an opinion of accuracy based on the appraisal report that is under review, a physical inspection of the subject property, and a double-check component in a consumer's quality control process. In addition to evaluating the appraisal, if the appraiser determines that the opinion of value in the report is not accurate, they are required to provide an opinion of market value by conducting a new appraisal.
